Flat & Low-Slope Roofing in the Tri-Cities, WA

From commercial buildings to homes with a flat or low-slope section, Perfect Circle Construction has installed durable flat roofing across the Tri-Cities since 1985. We work in TPO, PVC, and foam-based systems, and we build every roof up with the right insulation and slope so water drains instead of pooling.

GAF EverGuard TPO, Our Go-To Flat Roof

Most of the flat roofs we install today are single-ply TPO membrane, and we favor GAF EverGuard TPO in a heavy-duty 60 mil thickness. TPO has become the standard for low-slope roofing because it is tough, energy-efficient, and built to last.

  • Heat-welded seams fuse the membrane into one watertight surface, stronger than the seam itself
  • Bright, reflective white surface bounces the sun back, lowering cooling costs and attic heat
  • Long-term resistance to UV, heat, punctures, and chemicals, with no plasticizers to dry out
  • The 60 mil thickness stands up to foot traffic, hail, and Tri-Cities weather swings
  • Can be installed practically year-round, even in cooler weather
  • GAF backs eligible 60 mil systems with manufacturer warranties up to 25 years

Built Up Right, With Proper Slope and Insulation

A flat roof that ponds water is a flat roof that fails early. Before the membrane ever goes down, we build the roof up with insulation and tapered foam to add R-value and create the slope water needs to drain. Done right, your roof sheds water, holds heat in the winter, and reflects it in the summer, which is the difference between a flat roof that lasts a few years and one that lasts decades.

Duro-Last PVC, the Premium Option

For projects that call for it, we are also a certified Duro-Last installer. Duro-Last is a custom-fabricated, single-ply PVC system, with up to 85% of the roof factory-welded before it reaches your building, which means fewer field seams and fewer places to leak.

  • Custom-fabricated off-site to your roof's exact specs, cutting field seams and guesswork
  • UL and FM approved, resisting punctures, fire, chemicals, and high winds
  • ENERGY STAR certified reflective surface that lowers cooling loads
  • Often installs over the existing roof, reducing tear-off cost and business disruption
  • 15 to 30-year No Dollar Limit (NDL) warranty options covering material and labor
  • One of the few systems that covers consequential damages if a leak harms what is inside
  • No exclusion for ponding water, and the warranty transfers with the building
  • Every installation inspected by a Duro-Last Quality Assurance rep before the warranty is issued

Yes, We Do Residential Flat Roofs Too

Flat and low-slope roofing is not just for big commercial buildings. If your home has a flat porch, a low-slope addition, a garage, or a section that shingles cannot handle, we can put a new TPO membrane right on it, sealed and finished to last. Ask us about it when you plan your re-roof.
